SITE SELECTION/TENANT REPRESENTATION

Leasing space for restaurants and navigating a commercial lease can be a daunting task for even experienced tenants, as errors or oversights can cost thousands, if not tens of thousands, of dollars. Our involvement with our clients begins with our initial strategy and is followed through to:

  • Site evaluation and selection

  • Letter of Intent (LOI) negotiations

  • Composition of site presentations for real estate committee reviews

  • Participation with attorneys on lease negotiations

THE LEASING PROCESS

Leasing a restaurant property is a complex transaction that is best handled by professional representation.  Every lease is different and presents it's own unique set of challenges. Our experienced commercial real estate brokers excel at structuring favorable lease terms and conditions for our clients.  We work diligently to ensure a successful transaction from the initial consultation to the execution of the lease.  Our process is based on years of experience and typically includes the following:

  • Initial consultation

  • Define project and determine capital requirements

  • Review client's financial statement

  • Execute exclusive Buyer/Tenant representation contract

  • Define site selection criteria

  • Identify potential lease locations

  • Analyze site demographics, traffic and other insights

  • Client obtains project cost estimates

  • Prepare and negotiate lease/letter of intent

  • Conduct due diligence, including zoning and usage requirements

  • Address and remove contingencies of lease
